PROJECT INITIATION

Every successful project begins with clear thinking.

In the initiation phase, we take time to understand the full context of the project; the site, the functional brief, and the ambitions behind the project.

We visit the site and understand the local context and what we are responding to. We listen carefully during briefing workshops, test assumptions, and clarify priorities, ensuring that the path forward is aligned from the start. Through strategic planning, we shape a cohesive vision that balances opportunity, constraint, and long-term value.

This stage lays the groundwork for design that is both purposeful and deliverable - where creativity is guided by insight, and every move has intent.

CONCEPT AND SCHEMATIC DESIGN

With the groundwork in place, we move into concept design — where ideas take form. This stage is about exploring possibilities and testing strategies through sketches, diagrams, and models. We develop a clear architectural language that responds to the site, the brief, and the broader vision, always mindful of practical delivery. Our concepts are purposeful - working ideas rooted in structure, context, and long-term performance. Collaboration remains key, as we refine the direction with our clients, consultants, and stakeholders to ensure the design has strength, clarity, and momentum.

In the Schematic Design phase, ideas begin to crystallise into a buildable framework. We translate the approved concept into a more defined spatial and technical strategy — refining layout, form, structure, and material approach. Key systems are considered, and early coordination with consultants ensures the design is not only ambitious but also achievable. We produce clear drawings and visualisations that communicate how the project will function and feel, allowing informed decisions to be made with confidence. This stage bridges vision and delivery - a critical point where creativity meets precision.

DEVELOPMENT APPLICATION

Navigating the approvals process requires clarity, coordination, and a strong understanding of planning frameworks. Whether preparing a local Development Application or managing the complexities of a State Significant Development Application (SSDA), we lead the process with diligence and precision. We assemble and coordinate the full consultant team - from planners and engineers to heritage, access, and sustainability specialists, ensuring all documentation aligns with the design intent and meets statutory requirements.

Our role is to keep the process moving: managing timelines, resolving technical issues, and communicating clearly with authorities and stakeholders. The result is a comprehensive, well-considered submission that reflects the project's ambition while meeting the demands of policy and process.

DESIGN DEVELOPMENT & construction documentation

This is where the project moves from design intent to technical resolution. We develop the architecture in detail — refining materiality, structure, systems, and interfaces to ensure the design is coordinated, efficient, and buildable. Working closely with consultants, we integrate all disciplines into a cohesive set of Issue for Tender and later, Issue for Construction documents, resolving complexity while maintaining clarity.

Every line drawn and specification written serves a purpose: to ensure the project performs as intended and is delivered without ambiguity. Our documentation is thorough, practical, and aligned with industry standards and NCC.

CONSTRUCTION SERVICES

Our role doesn't end with documentation; we remain closely involved through construction to ensure the design is delivered as intended.

We provide responsive, hands-on support to the builder and project team, answering RFIs, reviewing shop drawings, and attending site meetings to resolve issues quickly and clearly. When questions arise, we respond with practical, well-considered advice that keeps the project moving and protects the integrity of the design. From managing variations to assessing progress claims, we work as a trusted advisor — bridging the gap between drawing and delivery, and helping ensure quality, compliance, and consistency on site.
